The Wardour Achieves BREEAM Outstanding Certification

We are delighted to announce that The Wardour has officially achieved BREEAM Outstanding certification, the highest possible rating under the world's leading susainability assessment method for buildings.


This is a significant achievement for the entire project team and a proud milestone for InteriorLAB, demonstrating our commitment to delivering smart, sustainable and beautiful spaces that stand the test of time.

BREEAM (Building Research Establishment Environmental Assessment Method) is an internationally recognised standard that evaluates the environmental performance of buildings. It measures key criteria such as energy use, health and wellbeing, materials, water, waste, ecology, and pollution. A rating of ‘Outstanding’ is reserved for projects that score at least 85% in the BREEAM assessment, placing them in the top 1% of buildings in the UK in terms of sustainability.

Furthermore, The Wardour scored ‘excellent’ during its Considerate Constructors Scheme (CCS) inspection, for site management and environmental awareness.

Andrew Bowden, Sustainability Manager at InteriorLAB, explained that sustainability was considered at every stage of the project:

“From reclaimed materials to recycled aggregates, insect hotels to refurbished glazing, every detail was chosen to minimise environmental impact and push this build well beyond industry standards.


This commitment was evident throughout the construction. The original oak flooring was carefully restored and reused across multiple floors, preserving both material and character. All new timber was sourced from legally harvested and traded suppliers, with full FSC certification provided. Elsewhere in the building, Crittall doors were removed and redistributed for reuse offsite, ensuring that valuable materials were not wasted.

A key element of the project's sustainability approach was a comprehensive landscape and habitat management plan, developed by a qualified ecologist. This included the installation of diverse plant species to attract and support local bird and insect populations. Bird boxes and bug hotels were strategically installed across the garden terraces to facilitate habitation.

In addition, 95% of construction waste was recycled and 100% diverted from landfill, reflecting the team's careful resource management and dedication to circular construction principles.”

All of these measures combined to help The Wardour meet, and in many areas exceed, the criteria required for BREEAM Outstanding certification. It is a reflection of the hard work, dedication, and collaboration of everyone involved.

Although it certainly wasn’t without its challenges. Joe Reed, Group Commercial Director at InteriorLAB and Project Lead on The Wardour, added:

“Delivering an Outstanding BREEAM project in a complex building in Soho presented several challenges. These included managing limited site logistics with a single staircore for access throughout the project, coordinating with occupied neighbouring buildings and busy streets, and undertaking complex structural alterations. Despite these obstacles, the team demonstrated exceptional resilience and expertise in overcoming them. At InteriorLAB, we always strive to exceed expectations, and this project sets a new benchmark for sustainable commercial fit-outs in the UK.”
